Mortgage and Real Estate Calculators

Most housing decisions come down to one of three questions: can I afford it, is now the time to change my loan, or does this property pay for itself. Start with the question, then pick the tool.

If you are buying, begin with the Home Affordability Calculator to find a price your income supports, then move to the Mortgage Calculator to see the full monthly payment with taxes, insurance and PMI. If you are using a government-backed loan, the FHA and VA calculators add the mortgage insurance or funding fee those programs charge. The Closing Cost Calculator tells you how much cash you need on the day, on top of the down payment. Unsure whether to buy at all? The Rent vs Buy Calculator shows the year the two paths cross.

If you already own, the Mortgage Refinance Calculator finds the month a new loan pays back its closing costs, and the Refinance vs Recast Calculator compares a new loan with a lump-sum paydown on the one you have. Bi-weekly payments and a HELOC are two other ways to use the equity and cash flow you already have. Homeowners 62 and older can estimate a reverse mortgage.

If you are investing, the Cap Rate Calculator gives a quick yield on the price, and the Rental Property Calculator follows the cash flow, depreciation and tax through to the sale.

Frequently asked questions

Which mortgage calculator should I start with?

If you have not chosen a home yet, start with the Home Affordability Calculator to set a price range. Once you have a price, use the Mortgage Calculator for the full monthly payment, including property tax, insurance and PMI.

Do these calculators include property tax and insurance?

Yes. The Mortgage, FHA, VA and Home Affordability calculators include property tax and homeowners insurance in the monthly payment, because a lender counts them when it decides what you can borrow.

How do I know if refinancing is worth it?

Compare the closing costs with the monthly saving. The Mortgage Refinance Calculator divides one by the other to find the break-even month. If you expect to sell or refinance again before that month, the refinance costs more than it saves.

Are the results a loan offer?

No. They are estimates based on the figures you enter. Your actual rate, fees and payment depend on your credit, the property and the lender, so use the results to compare options and then get written quotes.
